Making Money From Rehabbing A Property

You are done fixing and now it is time to flip that property. After you have rehabbed a property you have three choices. You can sell it, rent it or trade it for another property that you like better on the 1031 exchange.

There is a lot of debate about what makes more money in the real estate investment business - selling or renting a rehabbed property. Selling a rehabbed property can garner you a huge profit if you can do it quickly, deftly and when the market is just right. Selling is mostly recommended if you have the skill set and knowledge to become a good marketer.

You will also not make much money after you rehab a property if you failed to evaluate the entire transaction before you bought the building. If you did not know how to analyze the back end potential of it in terms of making a profit then chances are you could even be selling the property at a loss. Keeping well informed by belonging to an inner circle of real estate rehabbers and investors is a good way of keeping yourself on track and reminding yourself of some of thousand things that there are to remember when investing in real estate properly. Join forums and clubs on the internet or make an effort to meet more real estate agents so you know the lay of the land when it comes to buying and selling locally.

Renting out a house can also be very lucrative and enjoyable for some people. Don't be a landlord if you are not a people person. This way of generating income from rehabbing a property only works if you have the time, energy and resources to deal with everything required by a landlord. You have to be a people person. Yet another problem with tenants is that sometimes they leave you in the lurch by not paying the rent or even damage your property to the extent that it depreciates in value.

For many the challenge of being a landlord is finding the time to do things right especially if what you really have your heart set on is buying properties for profit in the first place. It can be difficult for a person to accomplish both at the same time. If you don't have time then you might have to factor in the cost of a property manager of some kind for the building. This can be a tenant with reduced rent or a professional that you hire specifically to come in and look after the place.

The 1031 exchange allows you to trade your property for a similar property, which can be useful if you would like to relocate to another part of the country. Sometimes, if you carefully evaluate both properties, you can somehow profit from this strategy, especially if the scenario happens to be that the property you are trading to has more income potential (such as would be the case with a house with apartments in it that is located in a rougher area that is about to be gentrified.)
